Yes — a selection of our homes is available for extended stays including monthly and seasonal snowbird rentals. Rockport is hugely popular with Winter Texans (November through March) and we have properties suited for longer stays. Contact us with your dates and preferences for monthly rates and availability.

Most reservations require a 50% deposit at the time of booking, with the remaining balance due approximately 30–45 days before your check-in date. Reservations made close to your arrival date (within 30–45 days) are typically paid in full at the time of booking.

Payment details and due dates will be clearly outlined in your booking confirmation. We accept major credit cards through our secure booking portal.

The primary renter must be 25 years of age or older and must be present and staying at the property for the entire duration of the reservation. A valid government-issued ID may be required at check-in. Unsupervised parties or rentals made on behalf of underage guests are not permitted.

Many of our listings include a damage waiver that covers accidental damages up to a stated limit — this protects guests from minor, unintentional incidents during their stay. The damage waiver fee is shown on each listing before booking.

Intentional, negligent, or excessive damage beyond the waiver coverage will be billed to the credit card on file. Please check the specific listing for details on your home's damage policy.

📋 Policies: Cancellations, Pets & More

All cancellations must be submitted in writing and confirmed by Rockport Living. Our standard policy is:

  • 45+ days before check-in: Full refund less a 25% cancellation fee
  • Less than 45 days before check-in: You forfeit your entire deposit balance

Unusual or extenuating circumstances may be reviewed on a case-by-case basis at the discretion of Rockport Living. We strongly recommend purchasing travel insurance to protect your vacation investment, particularly for hurricane season (June–November). We do not offer refunds for inclement weather including hurricanes.

Many of our homes are pet-friendly and are listed as such on the property page. All pets must be approved before your stay. Our pet policy includes:

  • $250 refundable pet security deposit
  • $20 per pet / per day fee
  • Pets must be completely housebroken, well-behaved, and pest-free
  • Pets must be crated when left alone in the property
  • Pets are not allowed on furniture or home-provided linens/towels
  • All outdoor pet waste must be cleaned up and deposited in outside garbage cans
  • Tenants are responsible for any damage caused by their pet(s)

All of our vacation rental properties are non-smoking indoors. Smoking may be permitted in outdoor areas at some properties — check the individual listing for details. Violation of the no-smoking policy will result in additional cleaning charges billed to the card on file.

Yes — each property has a maximum occupancy limit listed on its page. The number of guests may not exceed this limit at any time, including day visitors. Our properties are rented for residential vacation use only — commercial events, parties exceeding listed occupancy, or gatherings that disrupt neighbors are not permitted and may result in immediate termination of your stay without refund.

Yes — we strongly recommend it, especially for stays during hurricane season (June–November). Travel insurance can cover trip cancellation, interruption due to illness or weather, medical emergencies, and other unexpected events. Since we cannot offer refunds for weather-related cancellations, travel insurance provides important financial protection. Ask us when you book and we'll point you in the right direction.

🔑 Check-In, Arrival & Departure

Most of our vacation homes offer contactless self check-in. You will receive your check-in instructions — including door codes and property details — by email the day before your arrival, provided we have received your signed rental confirmation and payment in full.

If contactless check-in is not available for your property, check-in is done at our rental office located at 2855 Business 35 North, Rockport, TX. Our office hours are Monday–Friday. Call (361) 450-0049 with any questions.

Yes — most homes include on-site parking. Details vary by property — some have driveways, some have garages, and a few rely on street parking. Check the individual listing for parking specifics before you book. If you're bringing a boat trailer or RV, make sure to confirm trailer parking availability when you book.

Your rental home comes fully stocked with the essentials, but here's what we suggest bringing:

  • Sunscreen & mosquito spray (the Gulf Coast bugs are real)
  • Shampoo, bath soap, and personal care items
  • Hair dryer
  • Extra laundry detergent, toilet paper, and paper towels
  • Charcoal and lighter fluid for the BBQ grill
  • Fishing gear, tackle, and a valid Texas fishing license
  • Camera and binoculars (birdwatching is incredible here)
  • Beach towels and pool towels
  • Ice chest / cooler
  • Aluminum foil, zip lock bags, seasonings, and condiments
  • Extra lawn chairs if you plan to spend time outside

Late checkout may be available depending on whether another guest is checking in the same day. Call the office at (361) 450-0049 at least one day before departure to request a late checkout. Late checkout beyond 11:00 AM may incur an additional fee.

Yes — Wi-Fi is included in all of our rental homes. Network names and passwords will be provided in your check-in instructions. If you experience any connectivity issues during your stay, contact us at (361) 450-0049.

Yes — all of our homes have full kitchens stocked with pots, pans, glassware, silverware, dishes, and a coffee maker. Starter supplies of dish soap, hand soap, and trash bags are provided. You'll want to bring your own cooking staples (seasonings, condiments, aluminum foil, zip lock bags) and any specialty cooking equipment you rely on.

Several of our bayfront homes feature private docks with direct water access to Aransas Bay — perfect for anglers, boaters, and kayakers. Filter by "dock" or "waterfront" in our booking portal to see dock-access homes. These homes book quickly, especially in spring and fall fishing seasons, so book early.

Yes — select properties feature private pools or hot tubs. Filter by "pool" in our search portal or contact us to find pool homes that fit your dates and group size.

A cleaning fee is included in the pricing shown at booking — the property will be professionally cleaned before your arrival and after your departure. Mid-stay cleaning services may be available for longer stays at an additional cost. Contact us to arrange if needed.

🏖 Rockport Beach Questions

We have homes within walking distance and a short drive to Rockport Beach. Many of our bayfront and bay-view properties are along the same shoreline as the beach park. Use the map view in our booking portal to see the exact location of each property relative to the beach, harbor, and key attractions.

  • Hours: Daily 6 AM – 11 PM
  • Parking fee: $10/day or $50/year (non-resident annual)
  • Aransas County residents: $20/year annual pass
  • Disabled veterans: One free annual pass with documentation
  • On foot or by bicycle: Free entry, no parking fee

Rockport Beach is one of the safest family swimming beaches in Texas. The bay waters are protected, very shallow, and calm — no rip currents, no rough surf, and a very gradual slope into the water. It earned Texas' first-ever Blue Wave Beach certification for cleanliness, safety, and environmental stewardship. Water quality is tested twice weekly and results posted at TexasBeachWatch.com.

Dogs are not permitted inside the main Rockport Beach area because it is a certified bird sanctuary. However, dogs on a leash are welcome at the small beach area just outside the main entrance. The nearby Water Street Hike & Bike Trail (1 mile along Aransas Bay) is also dog-friendly with pet stations throughout.

Yes — fishing is permitted almost everywhere on the beach. The 800-foot lighted North pier is the most popular spot (accessible with a paid beach pass). Free breakwater piers are available on the south side and at the end of Market Street. You still need a valid Texas fishing license and saltwater endorsement — see our Rockport Fishing Guide for full details.

No open flames of any kind are permitted on Rockport Beach — this includes bonfires, campfires, Chinese/Friendship lanterns, and fireworks (even when there is no active burn ban). BBQ grills at the 65 covered picnic sites are the only cooking option within the beach park.

The world's only wild flock of whooping cranes winters at the Aransas National Wildlife Refuge, about 35–40 miles north of Rockport on Hwy 35. They arrive in early November and stay through late March. Take a sightseeing boat tour from Rockport Harbor for the closest views — book in advance as tours fill up quickly. The Whooping Crane Strut festival in March celebrates their departure journey north.

The HummerBird Celebration is held every September in Rockport and draws birders from across the country and world. It celebrates the annual migration of ruby-throated hummingbirds and hundreds of other species through the Central Flyway. Activities include guided birding tours, workshops, speakers, and field trips throughout Aransas County. It's one of the premier birding events in the United States.

Yes — anyone 17 or older needs a valid Texas fishing license and a saltwater endorsement to fish the coastal waters around Rockport. You can purchase licenses online at tpwd.texas.gov, at local bait shops, or at major retailers. Digital licenses displayed on your phone are accepted. Rockport is a world-class inshore fishery. Target species include:
